KATE Ferdinand has shown off her toned abs in Christmas PJs, while opening the doors to her stunning Dubai mansion. 

The 34-year-old revealed earlier this year that she and Rio had officially moved to the United Arab Emirates (UAE) from Bromley, South East London.

At the time of the summer move, the star captioned an Instagram post: “A new chapter, a fresh start — because if we don’t try, we’ll never know.”

Now, sharing a peek inside their lives there, the stunning star posted some fabulous festive snaps in her matching Christmas pyjamas. 

“The Christmas celebrations have begun with our babies,” Kate penned, while posing with pals at her Dubai abode.

Kate displayed her toned abs and wore her highlighted locks down for the festive photoshoot. 

She flashed a look inside her and Rio’s huge Dubai mansion, with marble floors, as she wandered to the door with her kids to let her friends in. 

Kate and the girls then posed with Santa and The Grinch for a playful photo outside the front of the home. 

And the fitness fanatic also gave a glimpse of her Christmas dining table, equipped with goody bags for the kids. 

Fans rushed to the comments to rave about Kate’s look, as one penned: “Girls your pjs are so nice, where are they from please, you look beautiful.” 

A second person added: “awesome smile and beautiful figure honey,” while a third penned: “Wow, Kate, how amazing do you look.” 

Kate and Rio’s move

Last month, Kate posted a photo dump captioned “recently,” where she shared a string of interior shots. 

The home boasts a huge bedroom with a fluffy beige rug and large bed, with brown wardrobes running alongside one of the walls.

Marble staircases can also be spotted inside the stylish abode, with the entrance hall looking very bright and airy. 

A large black and white family photo can be spotted in the backdrop of one of Kate’s snaps in the home.

Kate flashed another look at the stunning marble entrance as she clutched a huge bouquet of red roses. 

In the lounge, the family have opted for a huge wraparound white sofa with patterned scatter cushions and a white table with a bouquet of roses in the middle. 

The famous family also appear to have an outdoor swimming pool at their residence, which Kate shared a peek at.

The married couple are parents to son Cree, four, and daughter Shae, two.

Rio also has three children from a previous marriage, Lorenz, Tate, 16, and Tia, 13. 

The move to Dubai is full circle for the footballer and former TOWIE star, who met there in 2016 after being introduced out there by mutual friends.

Rio proposed to Kate in Abu Dhabi two years later and the couple tied the knot one year on.

A source said of the couple: “It holds a special place in their hearts as that’s where they met and both could easily travel back and forth for their work commitments in the UK.

“As well as his sporting success Rio has a huge business portfolio now and there is lots of potential in the Middle East.”

MARTIN Freeman has been branded “selfish” after he complained about the noise from nearby schools.

The Sherlock star recently won a year-long battle with planners to put in new windows at his £5 million mansion to block out the din, despite being in a protected area which has strict rules on building appearance.

The Hobbit star snapped up the luxury five-bed pad, in north London, following his split from actress wife Amanda Abbington in 2016.

The planning inspector gave the green light for the new double-glazed windows after visiting the star’s home last month, and there were no submitted objections from neighbours.

Aside from the playground noise, Freeman had also insisted that most of the existing single glazed windows were so wonky from building movement that he couldn’t even open and close them properly.

In a statement, his planning agent said: “The noise is a major problem particularly during term time on weekdays due to the school located directly opposite.

“The new units will reduce noise pollution from the street and school, improving the building’s internal environment.”

But some are unimpressed with the actor’s grievances about noise, with one dubbing him “selfish” and saying he was “overreacting”.

Ex-schoolteacher, Simon Bridge, 70, whose property backs onto one of the schools, fumed: “If neighbours are complaining about schools, I think it’s outrageous.

“The children make a noise, of course, the whistle blows, but come on.

“Go and live somewhere else, that’s my feeling. You’ve got money, go away.

“I’m a great lover of theatre, music and everything and I have nothing against actors whatsoever. But I don’t like people complaining about children, hearing noise, that’s all.”

When asked if he had any problems with the noise himself, he replied: “Not at all. I love it. Because I’m an ex-schoolteacher, I’m used to school.

“To hear children playing and laughing, that’s wonderful.”

Freeman’s mansion is in close proximity to several schools.

Retiree Sam De Silva has lived in a block of flats opposite the junior school for 12 years and has no complaints.

He said: “Well, as far as I’m concerned, the only issue with me is finding a place to park my car. I haven’t come across any noise issues, you know.”

When asked about his thoughts on grumblings about noise, he said: “I think it’s a bit selfish , I guess.

“There’s not a lot you can do, you know. I think he’s overreacting.

“I’ve been here for 12 years, my dad lived here prior to me. He’s never complained.

“Honestly, it’s a bit silly. These schools didn’t crop up, you know?

“My daughter goes to school down the road and I heard Taylor Swift bought a house down that lane.

“So if she can buy a house adjacent to a primary school, why the hell should we be complaining?”

Planning battle

Officials at his local council failed to make a decision on time so the Sherlock star appealed to a Government planning inspector who gave the go-ahead.

The council later said they would have refused to grant planning permission as the new windows would harm the designated conservation area.

Freeman’s planning agent said: “To all practical intents and purposes, the replacement windows would retain the appearance of the original single glazed windows and the appearance of the appeal property would be preserved.”

They said in a statement that planning officers wanted to negotiate on the application to a point where it could be approved but Freeman did not want to make changes.

A local caretaker, who didn’t want to be named, has worked in the area for nearly 30 years and said: “It’s only noisy when the kids are going in in the morning and coming out at night. But that’s where the house is isn’t it?

“What are you going to do? There’s a school there, a school there, a school there.

“The thing is, right opposite his house is the playground. So when I go past sometimes, the kids are in the playground running.

“But what’s that? Ten minutes – then it’s done.

“I don’t see him about much, he’s always away working. If he was here every day, I’d understand it.”

Other residents said the sound of children was a “joyful noise” and that they “wouldn’t have any complaints”.

The Office star’s Arts and Crafts-style pad boasts a basement gym, wine cellar and summerhouse and dates back to 1883 but is not listed.

He bought the massive mansion after cashing with with Hollywood movies Love Actually, Black Panther, Captain America: Civil War.

ISLA Fisher is starting afresh with a stunning new London home after her divorce from ex-husband Sacha Baran Cohen.

The Hollywood couple quietly separated in 2023 after 13 years of marriage, before announcing their divorce in April 2024.

On the non-negotiables for her new home, Isla admitted: “I’ve been obsessed with weeping willows since I was a kid and there’s one in the backyard, so it felt like kismet.

“I wanted the kids’ bedrooms on my floor so that I can monitor smartphone use; there needed to be space for my family who live in Greece and visit me a lot and, lastly, outdoor space.

“With the Australian upbringing I was lucky enough to have, I’ve always been barefoot in the garden or on the beach, so this is as close as I can get to feeling like I’m home.”

The mum-of-three turned to interiors brand Soho Home to help deck her home out with furniture and gave an insight into her bold choices.

She continued: “I was always in [Soho Home’s] showroom trying to buy everything, and they said ‘We can help you!’

“It’s all very warm and casual, but glamorous. It’s theatrical, which is a bit like me as a person I suppose.

“I’m Agatha Christie-obsessed; I think that’s why I love Soho Home. It reminds me of Murder on the Orient Express – the craftsmanship and the glamour.

“It feels as if someone should be playing jazz in a corner, or smoking a cigar.”

Since embarking on her new chapter, Isla has now swapped out house parties for relaxation and unwinding.

The Confessions of a Shopaholic star said: “Trying to create a new life from a grassroots level, at least emotionally, has been challenging, but deeply rewarding.

“I’m enjoying this new version of my life. I don’t need to party in my house anymore. I love to get in the bath.

“I’ll light some candles, bring in my laptop and put on something on Netflix. That’s as exciting as it gets.”

Isla and Sacha first met in 2001 and married in 2010. They were believed to have been one of the strongest marriages in showbusiness – before quietly separating in 2023.

In June this year, they announced the finalisation of their £120 million pound divorce, 14 months after publicly announcing their separation.

In a message, posted simultaneously on both their Instagram pages, the pair said: “Our divorce has now been finalised.

“We are proud of all we’ve achieved together and, continuing our great respect for each other, we remain friends and committed to co-parenting our wonderful children.
